These are the contract prices on the 112 Interlock® roofs we contracted across British Columbia in 2025 and 2026, taken from our own job book. We use only 2025 and 2026 contracts, so the figures reflect what homeowners are paying now, after recent material cost and tariff changes, rather than older prices adjusted by an estimate. The middle half of jobs came to $179 to $231 per square metre ($16.64–$21.43/sq ft) of roof area, with a median of $199 per square metre ($18.47/sq ft).

What moves the price on your roof
Roof area
The biggest single factor: the more square metres of roof, the more material and labour.
Pitch and complexity
Valleys, hips, dormers, skylights and chimneys each add flashing and time. Every Interlock profile needs a minimum 3/12 slope.
What comes off, and the structure underneath
Cedar, concrete tile and natural slate always come off; a single layer of asphalt can be roofed over only if the inspection finds it suitable. Deck repairs go into the written quote, not a change order.
Profile and options
Slate, Cedar Shingle, Shake, Mediterranean Tile, Standing Seam and solid copper are priced differently. The Class A fire-rated assembly (two layers of GAF VersaShield® over 12 mm (15/32-inch) plywood), snow guards and gutters are line items.
Access
Steep lots, tight driveways, strata complexes, and island or ferry sites change the logistics, and we plan them at the estimate.

One colour and profile can run across every unit. We bring the product documents, colour samples and warranty terms the council will ask for.

- Wind resistance warranted to 193 km/h (120 mph) installed to manufacturer specification.
- A fixed price in writing: what the inspection finds goes into the quote before you sign.
Has the price changed since 2023?
On our own jobs across British Columbia, the median price per square metre was $195 on 2023 contracts and $199 on 2025 and 2026 contracts, about 2% higher. Medians move with the mix of roofs signed each year (size, profile, what comes off), so use the current ranges above as the guide, not the change between years.
Comparing it with steel and asphalt
Aluminum costs more than steel or asphalt up front. The fair comparison is over the years you'll own the home: an asphalt roof lasts about 20 years on published averages and is torn off and replaced, while an Interlock roof is built to be the last one. Get every quote in writing and compare them over the same period.

Why is aluminum more expensive than steel?
Aluminum costs more as a metal, and an Interlock roof uses interlocking panels with concealed fasteners rather than exposed screws. What you get for it is a roof that doesn't rust and a Guardian Lifetime Limited Material Warranty.
